What are Covenants and Restrictions (C&Rs)?
The CC&Rs are the rules of our neighborhood. They describe the requirements and limitations about what you can do with your property.
You agreed to this legally binding document when you purchased your property. Please contact your lender or title company if you have questions about your property purchase transaction.
The goal of the CC&Rs is to protect, preserve, and enhance property values in the community.
What are the main Covenants, and Restrictions I should be concerned about?
All the C&Rs matter, as their intent is to protect, preserve, and enhance property values in the community, and your investment in the community. Outlined below are a few of the key ongoing community obligations and topics.
General Use of Property - No Dwelling Unit or Lot shall be used except as a single-family dwelling.
HOA Dues - For 2021, each unit’s monthly assessment is $90, payable no later than 5pm on the first of each month. Payments received after 5pm on the first of each month are assessed a late fee of $25 if not paid by 5pm on the 10th. The monthly assessment will increase to $100 effective January 1, 2022.
Pets - No animals, livestock, or poultry shall be raised or kept on any Lot, except that one (1) dog or cat as a household pet and providing that they are not kept for commercial purposes.
Owners shall promptly remove any deposits or wastes made by their pet upon the Common Properties or the properties of other Owners.
Any approved pet must be always leashed and under the owner’s full and direct control when outside, and not on another Owner’s property, except with that Owner’s express permission.
Owners, their tenants, or guests are prohibited from feeding wild or stray animals.
The HOA reserves the right to report violations of city or county ordinances to the appropriate agency, or institute HOA fines to the Owner for violation of HOA policies pertaining to animals.
Respect for Neighbors - No noxious, obnoxious, loud, or offensive activity shall be carried on upon or within any Dwelling Unit or Lot, nor shall anything be done thereon which may be or may become an annoyance or a nuisance to the other owners or the neighborhood. This would include aggressive barking dogs or unattended pets straying to other Owners’ property.
Parking & Vehicles - By design, each Owners unit carport and driveway was intended to accommodate the entry and exit of two vehicles. Owners are encouraged to routinely park their vehicles inside their carports.
The sidewalks are community common areas, for safely walking about the community without walking in the street. Vehicles should never block sidewalks or any community common area. The HOA reserves the right to have vehicles parked on community common property immediately towed at owners’ expense.
Owners and their guests are prohibited from parking on another Owner’s property without that Owner’s express consent. Such vehicles are subject to immediate towing at the vehicle owners’ expense.
No motor type home shall be placed or permitted to remain on any Lot unless permission is obtained from the Board. No boat trailers, campers, or other towed vehicles shall ever be stored on the Common Properties.
Rental Units - If any Dwelling Unit shall be used for rental purposes, the Dwelling Unit Owner or his agent shall insure that no objectional or offensive activity is permitted that might disturb any other Dwelling Unit resident or owner. Each Owner shall require that all HOA Covenants and Restrictions are followed by their tenants.
Property Modifications - No Dwelling Unit shall be altered on the outside including color of paint and roof, the erection of any fences, modifications to carports, or any changes to Common Areas, unless written consent is given by the HOA Board of Directors.
Community Appearance - Each owner shall keep and ensure that his/her Lot and Dwelling Unit is clean and orderly. No materials or equipment such as disabled autos or other unsightly objects shall be kept on the Lot. Curb appeal can affect the value of all owner’s property.
IMPORTANT - Other Owner Obligations - All Owner obligations are outlined in the Restrictions, of the Covenants and Restrictions Signal Watch Townhomes and By-Laws for Signal Watch Homeowners Association. Each owner should familiarize themselves with these binding obligations and requirements you accepted with the purchase of your lot.
